What is involved in the design process of building a townhouse project?

There are multiple factors that dictate the outcome of what could be built on a particular site – orientation, location, slope, access, neighbourhood character, established trees, local Council density zoning requirements, and bush-fire zoning, just to name a few.

What permits and documents are needed for a townhouse development?

Requirements depend on the site and proposed development. Your team will need to establish whether a planning permit is required and prepare the plans, specifications, engineering and supporting reports needed for the building permit.

Site conditions, council requirements and the design determine the documentation. IDEA Constructions works with your design team and chosen building surveyor to help coordinate it.

How do I choose a builder or contractor for my townhouse project development?

Not every builder can manage the construction of multiple dwellings on one site in a cost effective and timely manner. Building a multi-unit townhouse development project requires a different set of skills, systems, and procedures compared to building a single dwelling or even commercial project.

When it comes to the project’s feasibility and its yield, a builder can either help make it, or break it.

Align yourself with a knowledgeable, experienced, and reputable builder. This will assure that your financial exposure is in safe hands, and that you are guided and fully informed during the whole process.

Who obtains the planning and building permits?

A planning application can be coordinated with your architect or designer and the local council. A building permit is issued by a registered building surveyor. As the owner, you choose your private building surveyor; your builder cannot appoint one on your behalf.

What's next once all plans and permits have been obtained?

Once all plans and permits have been obtained, engage a builder that provides a realistic and detailed fixed-price quote. This ensures cost transparency, and provides assurance that your project is kept within the budget during construction.

What is included in the price of a townhouse development?

The inclusions depend on the agreed scope for your development. IDEA Constructions provides a detailed quote identifying construction work and inclusions, with demolition, site preparation, documentation and permit coordination discussed during the planning stage.

Confirm which works are included and which you will arrange separately, such as fencing, landscaping or decking. This gives everyone a clear scope from construction through to handover.

Should one use green building techniques when building townhouses?

One should always consider environmental impacts of their development from the initial stages. Eco-smart decisions can be included into the design, reflect on overall project sustainability and project’s impact on environment.

Consider the orientation of dwellings, internal fit-outs, materials and overall design that improve thermal efficiency (e.g. windows, insulation), air quality, water conservation, lighting, passive heating/cooling, etc.

What warranties and insurance apply to townhouse construction?

Victorian domestic building work is subject to statutory warranties. These are separate from building insurance, which has its own eligibility rules, limits and exclusions.

The applicable insurance depends on your contract and cover dates. Home Warranty applies to new eligible contracts from 1 July 2026; existing Domestic Building Insurance policies continue under their terms.
